01 — Definition
What is a Technical Assessment Report?
A Technical Assessment Report is an official document required for SLF submission via SIMBG (Building Management Information System). This document proves that your building meets functional fitness standards across architectural, structural, MEP, and safety aspects.
In accordance with applicable regulations, this report must be prepared and signed by a licensed professional expert — not just any consultant. JKK meets this requirement: all our technical work falls under the responsibility of an IAI-licensed architect with a valid STRA.
Bali Governor Regulation No. 34/2023 on Architect Licensing requires licensed architects to handle technical drawings for building permits in Bali. JKK fully complies with this requirement — every drawing and report we produce is legally valid.
02 — Audit Scope
Four disciplines we audit.
A comprehensive assessment covering all aspects examined by the authority during the SIMBG review session.
Architectural Audit
Inspection of layout conformity, dimensions, openings, accessibility (disabled access), and building setbacks against permitting documents and applicable regulations.
Structural Audit
Visual and technical inspection of foundations, columns, beams, slabs, and structural walls. For buildings with structural concerns, NDT (Non-Destructive Testing) may be added.
MEP Audit (Mechanical-Electrical-Plumbing)
Inspection of electrical systems, clean water & wastewater installations, HVAC systems, gas lines, and other utility systems in accordance with building safety standards.
Fire Protection Audit
Inspection of evacuation routes, fire extinguishers, sprinklers, hydrants, smoke/heat detectors, and fire alarm systems in accordance with mandatory SLF standards.

As-Built Drawing
Architectural, structural, and MEP drawings reflecting the building's current condition — not old plan drawings. Signed by a licensed architect. For buildings without existing drawings, we create them from field measurements.

Functional Fitness Technical Assessment Report
A comprehensive report covering 4-discipline audit results, remediation recommendations (if any), and the fitness statement required by SIMBG to issue the SLF.

SLF Supporting Documents
Fitness checklist, relevant technical calculations (load, electrical, fire protection), and the required SIMBG formats for the authority.
